Background, purpose and progress to date
What was the problem / opportunity?Opportunity to purchase 24 acres of land to develop 209 semi-detached homes.
What is the ProjectÕs vision?To build quality homes, impact community, make profit and reinvest in Africa, whilst demonstrating God's love to construction workers.
How is this vision to be achieved?By setting up new employment standards, and enforcing current ones. Ultimately through the selling of the properties, and then starting another project.
What progress has been made to date?The land has been purchased, contracts are signed, foundations have commenced, and we have secured some presales.
When will the project be self funding, i.e. cost covered by earned income?By June 2011
What has been the direct and indirect impact of the project to date?It has already impacted other Kenyans, encouraging discussion and implementation of fair pay, subsidised meals, health care, health and safety etc. This will directly impact the site construction workers.
Specifically, how many FTE jobs have been created or sustained? About 450 construction workers, architect, QS, Project Management and Sales.
How much direct and indirect investment has been made to date?Investment of £300,000 plus secured draw down facility from Kenyan Bank to fund the phased construction.

What lessons have been learned? What do you know now that you wish you knew at the outset?To work as closely as possible with our partners. To know when to take the lead and when to follow.
We have a reliable Kenyan Lawyer to ensure clear title for land before purchase, this is invaluable.

What are your plans to expand or replicate the project?We are currently looking for land with clear title to purchase now, to replicate again within East Africa

What help do you need to achieve your goals?Investment to allow a further project to start before this has completed.
Could this project be replicated by others elsewhere? What would be needed to do this?Yes. You need reliable Kenyan partners, reliable Kenyan Lawyer, knowledge of construction, investors, vision and patience.
